Comparable Analysis that is individually tailored to the clients
informational needs.
The first stage of analysis
includes the gathering and reporting all comparable information including
amenities, unit mix, rent schedule, vacancies, concessions and leasing
problems.
The second stage of analysis
includes an evaluation of all comparable's to analyze and grade amenities
and market rates. This requires a visit to the subject property and
market.
The third phase provides
an analysis of market conditions and a guideline in order to competitively
position the subject properly with regard to market rates, amenities
and floor plans. This includes observations of the physical inspection,
staff evaluation and economic analysis of the regions and the various
sub markets.
